House Rules
In order to be a guest at any Glamour Suites properties, kindly read & agree to these House Rules
1) Minimum stay is 6 months, maximum is 12 months
2) At the time of booking, kindly send (a) & (b):
a) Send, via email, a copy of - drivers' license/Ontario Photo Card; and
- passport; and
- student visa/work permit/PR card (so 3 documents per guest)
b) Send guest fees via email money transfer or PayPal
- If your move in date is less than a month away, you will pay [first+last+damage deposit] at the time of signing the Glamour Suites Guesthouse Agreement
- If your move in date is more than a month away, you will pay first month's fees at the time of signing the Glamour Suites Guesthouse Agreement, and then pay [last+damage deposit] a week before moving in (i.e. on the 23rd of the month)
3) All utilities (electricity/gas/water) to be in the guest's name. You must send confirmation, via email, prior to moving in.
a) Except at Toronto Brin - utilities to be retained in company name
b) Except at Toronto King Suite - utilities to be retained in company name but billed back to guest
c) Note: For Toronto - The Grand M - water billing will be retained in company name but billed back to guest
d) Note: For Toronto - The Grand B - all utilities will be split 30/70 with guests of The Grand M
e) Note: For London - The Upscale Life, all utilities will be split 40/60 with guests of London-Delightful D

4) Check-in is 3pm on the first day of your stay. Checkout is by 10am on the day after your agreement ends (i.e. agreement ending 31 July, you would need to leave no later than 10am on 1 Aug)
5) At the time of check-in, kindly show government issued ID to the person letting you in, just for safety!
6) No smoking (anything!) anywhere on the property, kindly step onto the sidewalk
7) No drugs/weapons anywhere on the property
8) No pets allowed except for aquarium animals or caged birds
9) Please do keep your living space clean. Also, garbage/recycling/organics to be thrown out in accordance with city collection schedules
10) No shoes to be placed in dryer
11) Lawn to be mowed at least every 2 weeks in non-winter months
12) Snow to be removed from outside steps, patio, deck, driveway, and part of city sidewalk that crosses in front of the property
PARKING
13) Most properties have on site parking either by way of driveway or garage. As a guest, you are entitled to use the spot for parking your vehicle, when assigned & confirmed to you in your Welcome email.

London- The Upscale Life: 1 driveway spot included
London- Julien: 2 driveway spots included
Toronto- Brin: 1 garage parking available for an extra cost, subject to availability
Toronto- The Grand B: 1 driveway spot included
Toronto- The Grand M: 2 driveway spots included
Toronto- King Suite: No parking included
Barrie- Living Large: Driveway parking only. Use of garage not permitted.
14) The make, model, colour & license plate of your vehicle is to be registered with Glamour Suites by emailing relax@glamoursuites.ca
15) Garage's nor driveway's are to be used for storage as that is a fire hazard.
16) Garage's nor driveway's are to be used as "hang out" spots, nor workspaces, they are for parking vehicles only.
BACK YARD / FRONT YARD
17) These are shared spaces for the enjoyment of all guests - except at Toronto Grand B - front yard nor back yard are included in the agreement for usage
18) Property capacities are as follows:
A child is defined as a person 9 years or younger.
An adult is defined as a person 10 years or older.
London- Delightful D: Max 6 adults, Max 3 children. Total capacity: 6 persons
London- The Upscale Life: Max 2 adults, Max 1 child. Total capacity: 3 persons
London- Julien: Max 4 adults, Max 2 children. Total capacity: 6 persons
Toronto- Brin: Max 2 adults, Max 2 children. Total capacity: 3 persons
Toronto- The Grand B: Max 2 adults, Max 2 children. Total capacity: 3 persons
Toronto- The Grand M: Max 6 adults, Max 3 children. Total capacity: 6 persons
Toronto- King Suite: Max 2 adults, Max 2 children. Total capacity: 3 persons
Barrie- Living Large: Max 8 adults, Max 3 children. Total capacity: 8 persons
NOTE: a) All above mentioned capacities are for the main unit you have signed for. Pitching tents or staying anywhere else on the property is not permitted.
b) All guests must be registered at the onset of the contract.
19) Security deposits are required in order to book any Glamour Suites properties:
London- Delightful D: $1,600
London- The Upscale Life: $600
London- Julien: $1000
Toronto- Brin: $800
Toronto- The Grand B: $800
Toronto- The Grand M: $2,800
Toronto- King Suite: $1,000
Barrie- Living Large $2,800 Oshawa-UC2 $800
20) The property/unit you have is a guest house unit. This means that you are a guest (not a tenant), and that you have signed a guest agreement (not lease) and pay monthly fees (not rent). Most importantly, this means that as a guest, it is no different than staying at a hotel/motel/Airbnb for a term, and hence Landlord & Tenant Board rules do not apply.
21) Guest homes are to be used for residential purposes only. You may not, and will not, conduct business from the unit, nor sublet/sublease it.
22) Being a guesthouse, representatives from / associates of, Glamour Suites and/or EB Enterprises may enter the premises with 24 hours written notice whether a guest is home or not. This would only be for purposes of inspection, emergency, repairs, or maintenance.
23) Where the guesthouse has more than one unit, kindly be cognizant of other guests, shared spaces, and ensure cooperation with regards to living there.
24) Specific to 126 Dreaney Ave, London, if you are staying at
a) "London - Delightful D", the 3 bedroom main floor unit, note that your space starts from the front porch and ends at the back wooden door next to the washroom. Nothing is to be stored on the front porch. Maintenance of this whole space is the guest's responsibility. Guest is also responsible for ensuring garbage/recycling bins are placed outside on the correct evening for pick up by the City.
b) "London - The Upscale Life", the top floor studio unit, note that your space starts from the side entrance of the home, includes the stairs, and the studio unit itself. Nothing is to be stored on the stairs. Maintenance of this whole space is the guest's responsibility.
c) Shared spaces for both units include the laundry area, the back deck, the backyard, the entire driveway. Personal items are not to be stored there, and maintenance of the spaces is a joint responsibility between guests of both units.
d) Basement & garage are off limits for all guests.
25) Specific to 246 Grandravine Drive, Toronto, if you are staying at
a) "The Grand M", the 3 bedroom main floor unit, the following are all your responsibility (order, maintenance, cleanliness) - the entire main floor home,
- upper floor home,
- driveway, - outside of entire home;
- front yard,
- back yard, - all hedges,
- stairs leading down to basement,
- basement foyer,
- basement 3 piece washroom,
- basement storage room.
Nothing is to be stored on the front porch nor on stairs leading down to basement, nor in basement foyer.
Guest is also responsible for ensuring garbage/recycling/organic bins are placed outside on Tuesday evenings for pick up by the City.
b) "The Grand B", the basement 1 bedroom unit, note that your space starts from the side entrance of the home, including the 2 outside stairs and all stairs leading downstairs to the basement, plus the 1 bedroom unit itself. Nothing is to be stored on the stairs. Maintenance of this whole space is the guest's responsibility.
c) Shared spaces for both units include the stairs leading down to the basement, the basement foyer, the driveway. Personal items are not to be stored there, and maintenance of the spaces is a joint responsibility between guests of both units.
d) Shed is off limits for all guests.
26) No locks may be changed, no alterations to the home or property may be done
27) Guests will be provided 2 months courtesy notice if/when monthly fees are to be raised. If monthly fees are to be raised, it will happen following completion of the term agreement.
28) Termination/conclusion of an agreement
a) When you plan to leave, kindly provide 2 months courtesy notice. Notice must be - by email to both empirebuilderinvestments@gmail.com and relax@glamoursuites.ca; and - provided on or before the 1st of the month, 2 full months before the end of your contract (i.e. if your contract ends on 31 March, you must provide written notice on or before 1 Feb)
b) Glamour Suites will also provide at least 2 months courtesy written notice by email / WhatsApp if an agreement needs to be terminated early (other than due to violation of house rules, in which case guests will be provide 24 hours notice to vacate). >> In the case of the sale of the property, the Guest will be provided as much notice as possible. However, the Guest agrees that the minimum notice period from the company will be 1 month. The Guest also agrees to allow showings of the unit and/or conduct said viewings with reasonable notice. c) An executed contract may also be terminated before inception:
- If your move in date is less than a month away, and termination is initiated by
>> the Guest, then 1 month's guest fees will be retained by Glamour Suites and any other funds (less $100 admin fee) returned by email money transfer;
>> Glamour Suites, then all monies received will be returned by email money transfer. Glamour Suites will also send the Guest an additional $500 to compensate for any inconvenience
- If your move in date is more than a month away, and termination is initiated by
>> the Guest, then all monies received (less $50 admin fee) returned by email money transfer;
>> Glamour Suites, then all monies received will be returned by email money transfer
29) House Rules are subject to updates without prior notice to guests.
